When planning to construct a new home, the aspects we often consider are the design, the interiors, the colours on the walls and the facade. But the one thing that must be considered before anything else is the base, the anchor that holds your dream home together- it is the foundation.
The foundation of any structure is responsible for its stability, safety, durability and longevity. It must be noted that different structures require a specific type of foundation, so understanding the different types of foundations and choosing the right type of foundation is imperative in making the right choice for your home structure.
The Purpose of a Foundation
The main purpose of a foundation is to distribute the load of your home evenly across the entire land it is built. This helps in creating a stable base against environmental stresses such as storms, earthquakes and floods. The foundation also provides a barrier against moisture and groundwater to keep your flooring and walls strong and safe from seepage, mold and dampness.
Your home is built on soil, which can expand or contract due to changes in weather, temperature and pressure, leading to the sinking of the structure and cracks. The foundation is a protective layer or a shock absorber countering the natural movements under the earth.
Different Types of Home Foundations
Different structures require different types of foundations. The types of foundations used in residential construction are-
1. Strip Foundation
This is the most common type used for constructing homes. Constructing a Strip foundation involves pouring concrete into the ground dug deep to create walls for bearing the weight of the structure, distributing the weight of the building evenly across the area.
Typically used for constructing mid-sized homes, this is the most simple and cost-effective type of foundation. However, it must be noted that it is not ideal for shifting or weak soil.
2. Raft Foundation (Mat Foundation)
A raft foundation is ideal for where the soil is uneven or soft. Constructing a raft foundation involves a large slab of concrete poured over the entire building area. This distributes the weight of the building evenly, acting like a raft floating on the soil, reducing the risk of uneven settling.
3. Pile Foundation
A pile foundation is ideal for areas that are prone to moisture such as coastal areas- where the soil is excessively soft and unable to support a shallow foundation.
Constructing a pile foundation involves columns or piles installed deep to reach more stable layers of the earth. This helps in creating a strong support, especially for heavy structures such as high rises. However, the only downside of constructing a pile foundation is that is more expensive to build than other foundation types owing to the use of heavy machinery.
4. Slab-on-Grade Foundation
This type is ideal for warmer areas where ground movement is minimal. Constructing a slab-on-grade foundation involves pouring a thick layer of concrete spread on the ground. This acts as a barrier against moisture and adds a layer of insulation as well.
The biggest advantage of this type is that it is cost-effective and offers faster construction, but one disadvantage is that it leaves little access for plumbing and electrical repairs later.
How to Choose the Right Foundation
Some important factors to consider while choosing the right type of foundation are-
- Soil Type: It determines the depth and strength of your foundation.
- Groundwater Level: In case the groundwater is closer to the land surface, you would need to choose a foundation that is deeper and includes waterproofing.
- Load of the Structure: A smaller home structure would need a strip foundation, while heavy buildings would require a pile foundation.
- Climate Conditions: Pile foundations are ideal for humid and coastal areas while slab-on-grade foundations are best suited for warmer areas.
Understanding the types of foundations and the factors that determine the choice are crucial in ensuring your home is built to last for generations and save you from incurring repair costs later on.
